Real Estate Valuations

Real Estate Valuations can be conducted by multiple professionals:

  • professionals enrolled in the professional registers of engineers, architects, geometry, industrial experts and agronomists;
  • real estate valuation company;
  • real estate agents;
  • expert experts at the chambers of commerce;
  • associated firms of professionals.

The requirements of a Certified Real Estate Appraiser

If before the real estate appraisal activity could be carried out in the context of ordinary professional studio activities, today the evaluator is considered to be a licensed professional, following the provisions of the Italian National Standardization Body (UNI) that, by standard UNI 1558:2014 set i knowledge requirements, skill and competence of the real estate valuer which can be summarized as follows:

  • experience of at least three years in the real estate field;
  • possession of a secondary school diploma;
  • proven knowledge in the field of economics, I esteem, right, financial mathematics, land registry, urban planning, energy efficiency, statics and mechanics of structures, cadastre and statistics;
  • competence in drafting the evaluation report and in the search for market development parameters and processes according to known scientific methods (IVS e EVS).

The verification of the presence of these requirements is entrusted to entities compliant with the ISO / IEC standard 17024:2004 which objectively certify the professional's skills.

Why become a Certified Real Estate Appraiser?

The certification of real estate appraisers is increasingly in demand in various market sectors: credit institutions, law courts, real estate companies, real estate funds and pension funds, leasing company, supervisory bodies, auditing firm, rating agencies.

In this sense, the certification of the real estate appraiser is an important competitive factor that involves more professional opportunities thanks to:

  • evidence of skills;
  • market recognition;
  • application of the Code of Ethics.

How to get certified?

To become a certified real estate appraiser it is necessary to pass an exam conducted by an ISO accredited body 17024, recognized by Accredia.

Based on the experience gained in the field, certification can be requested for two professional levels:

  • Basic level, for the valuation of properties that do not involve particular estimation methods and for which it is possible to calculate the value by means of a market comparison (excluding the criteria applicable to mass estimates), direct capitalization or the cost criterion;
  • Advanced level, for the valuation of all types of real estate also using complex financial methods, such as financial capitalization and discounted cash flow.
